In contrast with New York City’s urban atmosphere, the vast majority of the state is dominated by farms, forests, rivers, mountains, and lakes. New York’s Adirondack Park is the largest state park in the United States. It is larger than the Yellowstone, Yosemite, Grand Canyon, Glacier and Olympic National Parks combined. New York established the first state park in the United States at Niagara Falls in 1885. Niagara Falls, on the Niagara River as it flows from Lake Erie to Lake Ontario, is a popular attraction.

The Hudson River begins at Lake Tear of the Clouds and flows south through the eastern part of the state without draining Lakes George or Champlain. Lake George empties at its north end into Lake Champlain, whose northern end extends into Canada, where it drains into the Richelieu and then the Saint Lawrence Rivers. Four of New York City’s five boroughs are on three islands at the mouth of the Hudson River: Manhattan Island; Staten Island; and Long Island, which contains Brooklyn and Queens on its western end.

Upstate and downstate are often used informally to distinguish New York City or its greater metropolitan area from the rest of New York State. The placement of a boundary between the two is a matter of great contention. Unofficial and loosely defined regions of Upstate New York include the Southern Tier, which often includes the counties along the border with Pennsylvania, and the North Country, which can mean anything from the strip along the Canadian border to everything north of the Mohawk River.

In Manhattan, uptown means north (more precisely north-northeast, which is the direction the island and its street grid system is oriented) and downtown means south (south-southwest). This usage differs from that of most American cities, where downtown refers to the central business district. Manhattan has two central business districts, the Financial District at the southern tip of the island, and Midtown Manhattan. The term uptown also refers to the northern part of Manhattan above 72nd Street and downtown to the southern portion below 14th Street, with Midtown covering the area in between, though definitions can be rather fluid depending on the situation.

Though the grid does start with 1st Street, just north of Houston Street (pronounced HOW-stin), the grid does not fully take hold until north of 14th Street, where nearly all east-west streets are numerically identified, which increase from south to north to 220th Street, the highest numbered street on the island. Streets in Midtown are usually one way with a few exceptions (14th, 34th and 42nd to name a few). The rule of thumb is odd numbered streets run west while evens run east.

Daca te afli in pozitia de a vinde un imobil sau daca ai in plan, in viitorul apropiat, sa faci acest lucru, poate ca ti-ai pus deja intrebarea „Cum sa imi cresc valoarea unui imobil?”

Cu totii ne dorim sa facem acest lucru fara a cheltui nici un ban. Ei bine, am o veste pentru tine, din pacate nu se poate. Cel mai potrivit ar fi sa o vezi ca pe o investitie, pentru ca de fapt asta si este, investestii niste bani ca sa maximizezi profitul. Dar inainte de a te apuca de investiti, ar fi bine sa pui bine in balanta toate solutiile si aportul care l-ai avea daca ai face acea investitie.

1 Lumina din imobil este importanta atunci cand te decizi sa vinzi o proprietate. Cateva trucuri care iti pot creste valoarea imobilului sunt, sa schimbi intrerupatoarele clasice cu intrerupatoare care pot regla intensitatea luminii si sa iti schimbi becurile, pentru a asigura lumina potrivita atunci cand prezinti un imobil. Nu uita, o lumina mai difuza, poate crea o atmosfera calda, intr-un spatiu gol, iar un spatiu mic, poate fi perceput mai mare daca lumina este mai puternica.

2 Mareste spatiul, sparge un perete de care te poti lipsi si nu e structural. Daca spatiul iti permite, adauga o insula in bucatarie, asta daca nu deja ai prea multe spatii de depozitare. In acest caz, nu mai este necesara o investitie, in aceasta directie. Clientii de azi cauta imobile care sunt construite in „open space”, cam asta ne spun specialistii in imobiliare.

3 Poate consideri ca micile detalii nu conteaza la un imobil, atunci cand vine vorba de perceptia unui potential cumparator. Specialistii in imobiliare te vor contrazice. O mica igrasie netratata, umezeala din aer, scurgerile de apa, o tigla sparta pe casa, floriile uscate de la geam, ramele ferestrelor care nu se inchid perfect, un colt de gresie rupta si nerezolvata, cantaresc in ochii cumparatorului foarte mult. De cele mai multe ori, imediat dupa ce a sesizat aceste detalii vine inevitabil din partea cumparatorului si intrebarea: Care este ultimul pret? O investitie in aceste mici lucruri, care te costa cateva sute de euro, iti pot aduce la vanzarea imobilului cateva mii de euro in plus.

4 Pe cine impresioneaza, atunci cand se afla in postura de a achizitiona o proprietate, sa viziteze o curte neingrijita si in paragina? Curtea, conform statisticilor, ocupa locul 3 in topul importantei, atunci cand vine vorba de achizitia unei proprietati. Asta inseamna ca, daca ai o curte sau o gradina ingrijita si cosmetizata, la o investitie de 400-500 euro, in cazul vanzari, poti castiga de pana la 4 ori mai mult de cat ai investit. Nimanui nu ii place sa investeasca dar aceasta solutie ar putea fi de multe ori definitorie, in cazul deciziei de achizitie a unui imobil.

Sau o poti lua altfel, in cazul in care nu ii acorzi importanta, cumparatorul te poate penaliza la pret intre 1500-2000 euro din valoare imobilului.

5 Daca vrei sa cresti valoarea imobilului, investeste in bucatarie si baie, cam asta ne spun specialisti in domeniu. Nu trebuie sa fie o investitie mare, cauta solutii sa nu ai calcar pe oglinda, chiuveta, robineti, cada, sau dus. Daca lavoarul toaleta si bideul ar straluci, cu siguranta i-ai cuceri pe cumparatori. Un miros proaspat in baie i-ar face sa viseze la un moment relaxant, in timp ce stau intinsi in cada cu spuma, inconjurati de lumanari.

6 Nu iti lasa pereti neingrijiti si incearca sa iesi din confortul culorilor preferate, opteaza pentru culori neutre, cumparatorilor le place sa isi proiecteze singuri culorile atunci cand isi cauta un imobil

7 Daca sunt lucruri precum, un tapet cu un peisaj invechit, un covor cu tigrii sau un vinil mai vechi lipit pe perete, da-l jos! Un client, in clipa in care vizualizeaza imobilul si isi proiecteaza in minte viitorul imobil, caruia doresc sa ii spuna acasa, poate fi distras de un astfel de detaliu si poate reprezenta un factor care sa il determine pe potentialul client sa spuna ca nu se vede locuind in acea casa.

8 Mana unui designer talentat, ar putea transforma un spatiu, cu investitii minime, intr-o adevarata oaza de relaxare. In mintea noastra de multe ori se poate derula un film in care designerul este personajul negativ si inutil, fiindca este doar un om care iti i-a banii si nu iti face nimic, „Ce eu nu stiu cum sa-mi aranjez casa?” Ei bine am o veste pentru tine,… s-ar putea sa nu sti!, pentru ca scopul unui designer, instruit in facultati si angajat de firme de prestigiu, este sa eficientizeze un spatiu si sa il transforme intr-unul care sa te faca sa te simti cu adevarat confortabil, fara a investi inutil, in lucruri, pe care tu, probabil, le-ai fi cumparat si nu ar fi avut nici un efect sau care poate ti-ar fi incarat sau chiar distrus atmosfera, din spatiul respectiv. Cu investitii minime iti poti recupera investitia cu pana la de 5 – 6 ori mai mult

Poate analiza in detaliu fiecare coltisor, pe cand, intr-o vizita de prezentare, a imobilului sau a afacerii, vizitatorul va surprinde doar o parte din informatii si poate rata unele care pot fi extrem de importante pentru el, pentru a lua decizia potrivita. Traim in secolul vitezei, fiecare minut este important si incercam sa il valorificam la maxim. To the north, the Harlem River divides Manhattan Island from Bronx and the mainland United States.
